Dubai Land Department Launches Ejari Awareness Drive to Curb Rental Disputes

January 8, 2026by ATB Research Team0

The Dubai Land Department (DLD) has introduced a new public awareness campaign aimed at reducing rental disputes by strengthening understanding and compliance with the Ejari tenancy registration system. The initiative comes amid sustained activity in Dubai’s rental market and a growing volume of landlord tenant disagreements linked to procedural non-compliance and misinterpretation of tenancy laws.

Ejari Compliance at the Core of Tenancy Law

Ejari registration is a mandatory legal requirement under Dubai’s tenancy regulations and forms the legal basis for enforcing rights and obligations arising from a lease agreement. Failure to properly register, renew, or update Ejari contracts can invalidate certain claims and delay access to essential services such as utilities, municipal approvals, and residency-related procedures.

According to DLD, recurring disputes often stem from a lack of clarity around registration timelines, renewal processes, rental increase calculations, and notice requirements areas now being directly addressed through the awareness campaign.

Key Legal Areas Covered by the Campaign

The Ejari awareness initiative provides clear guidance on several legally significant aspects of tenancy management, including:

  • Registration and cancellation of Ejari contracts
  • Procedures to obtain Ejari certificates
  • Legal methodology for rent increases, aligned with the RERA Rental Index
  • Statutory notice requirements for amendments, non-renewal, and termination
  • Rules governing lease expiry and early termination

By clarifying these points, the campaign seeks to minimise avoidable disputes caused by procedural lapses or non-compliance with statutory obligations.

Reducing Disputes Through Preventive Legal Awareness

DLD stated that misunderstandings related to Ejari remain among the most frequent issues raised by tenants and landlords, often escalating into formal disputes before the Rental Dispute Settlement Centre (RDSC). The campaign aims to reduce such cases by ensuring parties have access to accurate, up-to-date legal information through official channels.

Educational materials are being disseminated via DLD’s website, digital platforms, and multimedia formats, with a focus on simplifying legal language while maintaining regulatory accuracy.

Implications for Landlords, Tenants, and Brokers

For landlords, proper Ejari compliance is essential to enforce rent revisions, termination notices, and eviction claims. For tenants, Ejari registration safeguards occupancy rights and ensures lawful application of rent adjustments. Real estate brokers, meanwhile, carry a professional responsibility to facilitate compliant registrations and advise clients accurately.

The campaign also reinforces the importance of relying exclusively on official Ejari platforms, rather than informal or third-party processes, to complete tenancy-related procedures.

Strengthening Legal Certainty in Dubai’s Rental Market

The Ejari awareness drive aligns with Dubai’s broader objective of enhancing legal certainty, transparency, and regulatory enforcement in the real estate sector. By standardising understanding of tenancy laws, the initiative supports a more predictable legal environment and reduces the burden on dispute resolution mechanisms.

Dubai’s latest Ejari awareness campaign reflects a preventive, compliance-driven approach to tenancy regulation. Rather than introducing new legal obligations, the initiative reinforces existing statutory requirements, encouraging informed compliance by all parties. As rental demand remains strong, such measures play a critical role in safeguarding rights, reducing litigation, and maintaining confidence in Dubai’s property market.
